What commercial cleaning actually costs in Adelaide
Ask this question anywhere else and you get a range — $35 to $70 an hour, “from” prices, “request a free quote.” A range is not a price. It is the start of a sales process that takes one to five business days and ends in a document built to be compared with nothing.

Four things decide it. None of them is a salesperson.
Site type. A clinic is not an office. Medical premises carry clinical touch-point work and are priced on the Complete scope only — a 450 m² clinic three nights a week is $879/week where a similar office would be less. Retail, industrial and venues each price on their own production reality, not a one-size hourly.
Area and fixtures. Floor area does the heavy lifting; washrooms and kitchens add real work, so the calculator asks. More floor never costs less — that exact property is a regression test in our pricing engine.
Frequency. Five nights a week costs less per visit than one, because the site holds its condition and the contractor’s run makes sense. One visit a fortnight is fine too. Monthly is not offered — four weeks of soil is a different job, and we will not pretend a calculator can price what nobody has seen.
Scope level. Core, Extended or Complete — three published scopes, every task and every exclusion in print before you buy. The industry sells “tailor-made solutions”; what it means is the same scope with your logo on it. Tailored means you can see what each level costs and choose.
What does not move the price: how the quote makes you sound on the phone, whether your receptionist mentioned a competitor, and how busy the salesperson’s month has been. There is no salesperson.
Where a price on this page is not the whole story
The first attendance confirms it. The price is built from what you tell us about the site. If the site is materially different, the price is corrected once — at the first attendance, with photographs, and you can walk away unbilled if you do not accept it. That is the only time it can change without your agreement.
Coverage opens one suburb at a time. We only sell into postcodes our verified contractors can already service. If yours is not open yet, the price you see is held for 12 months from the day we open there — which is the honest version of “register your interest.”
Outside metro Adelaide, distance carries a loading and is quoted rather than listed. And one-off work — builders cleans, carpets, strip-and-seal — is periodical work, quoted separately, not this page.
Put these numbers against any quote you have
Published Adelaide guides put commercial cleaning at $35–70 per hour, or $2.20–3.50 per m² for daily office cleaning. Hold any of those against your invoice and you still cannot tell whether you are paying fairly — because an hourly rate without stated hours, scope and frequency is unfalsifiable. That is what it is for.
