A site on Core stays hygienic and presentable. It does not stay detailed — and the exclusions list below tells you exactly which detail is missing, so nobody has to guess what was supposed to happen last night.
Suited to: Low-occupancy tenancies, warehouses with a small office component, second sites, and any business that would otherwise buy a cheaper quote containing this same scope without saying so.

- General dusting of any kind — desks, shelves, window sills, ledges, tops of partitions, filing cabinets.
- Skirtings, vents, air grilles, high dusting and light fittings.
- Internal glass and partitions. Washroom mirrors are included; nothing else is.
- Spot cleaning of walls, doors and door frames.
- Carpet spot and stain removal.
- Detail vacuuming — edges, corners and under furniture. Core covers traffic areas and open floor.
- Kitchen appliance interiors — microwave, fridge, oven, dishwasher.
- Dishwasher loading or unloading.
- Any detail work in private offices and meeting rooms. These are vacuumed weekly and nothing further.
- Carpet steam cleaning and hard floor strip and seal.
Not included at any level
- Damage and wear. Cleaning does not repair — worn or permanently stained carpet, scratched vinyl, discoloured grout, faded paint and ingrained marks will still be there afterwards. We will tell you which is which rather than keep scrubbing at it.
- Rooms we cannot get into — locked offices, server and comms rooms, secure or restricted areas. Arrange access and they go in the scope; until then they are not cleaned and not charged for.
- Bulk and trade waste — flattened cartons, packaging, e-waste, furniture, and anything beyond what your bins hold. Your normal waste goes to the site collection point; a delivery's worth of boxes does not.
- Blinds, curtains, upholstery and acoustic panels. Fabric needs its own method and its own price, and a chair is not a vacuuming job.
- Full squeegee cleaning of internal glass — every pane, wall to wall. The levels that include glass carry a spot standard: marks removed where they occur. The full clean is a periodical, organised ad hoc through your portal and priced before it happens — an office walled in glass is carrying internal windows, and every pane has a price.
- Blocked toilets, drains and basins, and anything leaking. We will report it the same night. We will not plunge it.
- Tidying, filing or moving your things. Cleaning happens around what is left out on purpose — a cleaner who puts your paperwork somewhere sensible is the beginning of a bad week.
- Phones, computers, screens, keyboards, printers and other office technology. Not wiped, not moved, not touched — technology plus a damp cloth is a repair bill waiting to happen, and nobody wants their settings tidied. Desks are cleaned around them. Kitchen appliances are the exception, and only ever as the kitchen lines describe.
- Sanitary units. We do not touch them at all — not emptying, not wiping, not moving. Your hygiene supplier owns and services them on their own schedule, which we suspect you are pleased about, and you can order that through your portal.
- Anything that needs an elevated work platform, scaffold or rope access — atrium glass, light fittings above ladder height.
- Replacing light globes, batteries or hardware, and any maintenance or handyman work.
- Confidential waste, shredding and secure document destruction.
- Watering plants, feeding fish, or caring for anything else that is alive. The office dog gets cleaned around. Nobody will be able to ignore the office dog, but it gets cleaned around.
- Biohazards and bodily fluids — blood, vomit, faeces, needles or sharps. We will make the area safe and contact you; remediation is quoted separately.
- Abnormal soiling — make-good after functions, building works, floods, pest activity or vandalism.
- Mould remediation and pest control.
- Moving furniture, heavy items or stored goods to clean beneath them.
- Dishes, crockery and cutlery left in the sink.
- Anything outside the cleaned floor area — external areas, carparks, bin store wash-out, awnings, balconies.
- Supply of consumables. You provide the stock; we restock it — and you can order it through your portal.
- Window cleaning above ground level.
- Kitchen exhaust and canopy cleaning — a specialist compliance service under AS 1851, quoted separately with certification.
Minimum charge per attendance
Small sites pay this rather than the calculated price. It falls as visits rise, because a site serviced five nights a week costs far less to get to than one serviced once.

Core is not available for medical, dental, childcare, aged care or food handling premises. Those sectors carry mandated cleaning standards and a reduced scope is a compliance exposure. We print this list because you are entitled to know what you are not buying. If something on it matters to you, add it — the price is shown before you decide.
Not included at this level
- Fridge and oven interiors. The fridge exterior, seals and handles are weekly; a fridge clean-out is an add-on.
- Dishwasher loading or unloading.
- Carpet steam cleaning and hard floor strip and seal. These are scheduled on your periodical calendar and quoted at the time.
Not included at any level
- Damage and wear. Cleaning does not repair — worn or permanently stained carpet, scratched vinyl, discoloured grout, faded paint and ingrained marks will still be there afterwards. We will tell you which is which rather than keep scrubbing at it.
- Rooms we cannot get into — locked offices, server and comms rooms, secure or restricted areas. Arrange access and they go in the scope; until then they are not cleaned and not charged for.
- Bulk and trade waste — flattened cartons, packaging, e-waste, furniture, and anything beyond what your bins hold. Your normal waste goes to the site collection point; a delivery's worth of boxes does not.
- Blinds, curtains, upholstery and acoustic panels. Fabric needs its own method and its own price, and a chair is not a vacuuming job.
- Full squeegee cleaning of internal glass — every pane, wall to wall. The levels that include glass carry a spot standard: marks removed where they occur. The full clean is a periodical, organised ad hoc through your portal and priced before it happens — an office walled in glass is carrying internal windows, and every pane has a price.
- Blocked toilets, drains and basins, and anything leaking. We will report it the same night. We will not plunge it.
- Tidying, filing or moving your things. Cleaning happens around what is left out on purpose — a cleaner who puts your paperwork somewhere sensible is the beginning of a bad week.
- Phones, computers, screens, keyboards, printers and other office technology. Not wiped, not moved, not touched — technology plus a damp cloth is a repair bill waiting to happen, and nobody wants their settings tidied. Desks are cleaned around them. Kitchen appliances are the exception, and only ever as the kitchen lines describe.
- Sanitary units. We do not touch them at all — not emptying, not wiping, not moving. Your hygiene supplier owns and services them on their own schedule, which we suspect you are pleased about, and you can order that through your portal.
- Anything that needs an elevated work platform, scaffold or rope access — atrium glass, light fittings above ladder height.
- Replacing light globes, batteries or hardware, and any maintenance or handyman work.
- Confidential waste, shredding and secure document destruction.
- Watering plants, feeding fish, or caring for anything else that is alive. The office dog gets cleaned around. Nobody will be able to ignore the office dog, but it gets cleaned around.
- Biohazards and bodily fluids — blood, vomit, faeces, needles or sharps. We will make the area safe and contact you; remediation is quoted separately.
- Abnormal soiling — make-good after functions, building works, floods, pest activity or vandalism.
- Mould remediation and pest control.
- Moving furniture, heavy items or stored goods to clean beneath them.
- Dishes, crockery and cutlery left in the sink.
- Anything outside the cleaned floor area — external areas, carparks, bin store wash-out, awnings, balconies.
- Supply of consumables. You provide the stock; we restock it — and you can order it through your portal.
- Window cleaning above ground level.
- Kitchen exhaust and canopy cleaning — a specialist compliance service under AS 1851, quoted separately with certification.
Minimum charge per attendance
Small sites pay this rather than the calculated price. It falls as visits rise, because a site serviced five nights a week costs far less to get to than one serviced once.
