Ask what commercial cleaning costs in Adelaide and you get a range. This guide does not add another one. It walks through the prices already published at sarto.com.au/cleaning-prices-adelaide, quoted exactly, with the conditions attached to them, so that you can hold them against any quote on your desk.
One thing to know before the numbers. The prices page does not carry a table typed in by a person. It computes the figures the moment you load it, from the same engine that prices any Adelaide site on the website. Neither does this guide: the numbers below are the engine’s output at the time you opened it, not a copy of anything.
All figures exclude GST. They are for metro Adelaide. There is no minimum term and no exit fee, and nothing is charged until the first clean is verified.

In words.
A 200 m² office on the Core scope, cleaned once a week, is $87 a visit. Because it is once a week, that is also $87 a week, and $377 a month.
A 400 m² suburban office on Extended, twice a week, is $98 a visit, $196 a week, $849 a month.
A 700 m² full floor on Extended, five nights, is $145 a visit, $725 a week, $3,142 a month.
A 450 m² medical clinic, three nights, is $293 a visit, $879 a week, $3,809 a month. It is on Complete because medical premises are priced on the Complete scope only.
A 300 m² retail shopfront on Core, twice a week, is $87 a visit, $174 a week, $754 a month.
Every row has a per-visit, a per-week and a per-month number, and they reconcile with the frequency. That is what a published price looks like. It is falsifiable. You can compare it, complain about it, or beat it.
What moves the price
The prices page says four things decide it, and none of them is a salesperson.
Site type. A clinic is not an office. Medical premises carry clinical touch-point work and are priced on the Complete scope only. Retail and venues each price on their own production reality.
Area and fixtures. Floor area does the heavy lifting. Washrooms and kitchens add real work, so the calculator asks about them. More floor never costs less.
Frequency. Five nights a week costs less per visit than one, because the site holds its condition and the contractor’s run makes sense. One visit a fortnight is fine. Monthly is not offered, because four weeks of soil is a different job.
Scope level. Core, Extended or Complete. Three published scopes, every task and every exclusion in print before you buy.
What does not move the price, in the page’s own words: how the quote makes you sound on the phone, whether your receptionist mentioned a competitor, and how busy the salesperson’s month has been.
The floor under small sites
The scope page publishes a minimum charge per attendance. Small sites pay this rather than the calculated price, and it falls as visits rise.

Ex GST. Sites outside metropolitan Adelaide carry a higher minimum, shown in your price before you book. The 200 m² office on Core once a week and the 300 m² shopfront on Core twice a week both show $87 a visit, which is the published Core minimum for one to two visits a week.

The medical page publishes three: allied health rooms at 250 m² on Complete, twice a week, $358 a week and $1,551 a month; GP practice at 450 m² on Complete, three nights, $879 a week and $3,809 a month; and multi-practitioner clinic at 700 m² on Complete, five nights, $2,275 a week and $9,858 a month.
The caveats, as printed
The first attendance confirms the price. It is built from what you tell us about the site. If the site is materially different, the price is corrected once, at the first attendance, with photographs, and you can walk away unbilled if you do not accept it. That is the only time it can change without your agreement.
Coverage is metro Adelaide. A site the verified contractors cannot actually service is turned down rather than taken. The price you see is held for 12 months.
Outside metro Adelaide, distance carries a loading and is quoted rather than listed. One-off work, builders cleans, carpets, strip and seal, is periodical work and quoted separately.
Against the industry’s numbers
Published Adelaide guides put commercial cleaning at $35 to $70 an hour, or $2.20 to $3.50 per square metre for daily office cleaning. Hold any of those against your invoice and you still cannot tell whether you are paying fairly, because an hourly rate without stated hours, scope and frequency is unfalsifiable.
A job price is different. $196 a week for a 400 m² office, twice a week, on a published scope with published exclusions. You can check that.
